Selling prices for Kitsap County homes fell in December, down 18% from a year ago
Newly released data for December shows that potential buyers and sellers in Kitsap County saw houses sell for lower than the previous month's median sale price of $400,000.
The median home sold for $390,000 in December, the most recent month for which figures are available, an analysis of data from Realtor.com shows. That's down 2.5% from November.
Compared to a year earlier, the median home sale price was down 17.9% from December 2022's $475,000.
Realtor.com sources sales data from real estate deeds, resulting in a few months' delay in up-to-date data. The statistics don't include homes currently listed for sale, and aren't directly comparable to listings data.

The sales prices dipped just slightly for single-family homes, with the $411,250 median selling price in Kitsap County down from $412,000 the month prior. Since December 2022, the sale price of single-family homes was down 13.4% from a median of $475,000.
One single family home sold for $1 million or more during the month, compared to 13 recorded transactions of at least $1 million in December 2022.
Condominiums and townhomes decreased by 30.9% in sales price during December to a median of $259,000 from $375,000 in November. Compared to December 2022, the sales price of condominiums and townhomes was down 30.4% from $372,000. No condominiums or townhomes sold for at least $1 million or more during December.
In December, the number of recorded sales in Kitsap County dropped by 4% since December 2022 from 200 to 192. All residential home sales totaled to $35.4 million.
In Washington, homes sold at a median of $465,000 during December, down 2.1% from $475,000 in November. There were 4,666 recorded sales across the state during December, down 14% from 5,427 recorded sales in December 2022.
The total value of recorded residential home sales in Washington increased by 10.4% from $2.2 billion in November to $2.4 billion this December.
Out of all residential home sales in Washington, 10.29% of homes sold for at least $1 million in December, up from 10.21% in December 2022.
Sales prices of single-family homes across Washington decreased by 2.1% from a median of $475,000 in November to $465,000 in December. Since December 2022, the sale price of single-family homes across the state was down 11.4% from $525,000.
Across the state, the sale price of condominiums and townhomes rose 1.5% from a median of $460,000 in November to $467,000 during December. The median sale price of condominiums and townhomes is up 1.5% from the median of $460,000 in December 2022.
The median home sale price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what's happening in a market than the average sale price, which would mean taking the sum of all sale prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
